Frequently Asked Questions

  • 1. I have a tree on my property I would like to remove. Do I need to get Board approval before removing it?

    Yes, Without the permission in writing of the Association, no live trees exceeding twelve (12) inches in diameter at a point two feet above grade shall be destroyed, removed or disturbed in natural growth. Please email the BOARD and we will come inspect the yard and provide approval.

  • 2. I just moved into the neighborhood. Can someone explain what activities and benefits I can expect while living here?

    The major benefit to the neighborhood HOA membership is access to the Lawrence Pond beach area. A good portion of the dues each year are dedicated to beach nourishment (with sand), water testing, and maintaining the field leading to the pond area. This large field is part of the neighborhood shared property and can be used by any of the HOA members. Additional benefits include landscape maintenance of neighborhood entrances and shared areas, a tennis court (entrance off of Highfield Drive), and shared land that allows for walking in the woods in the area. Typically, we hold two events for the whole neighborhood per year. Recently, these include an egg hunt in the spring down in the field area, and a summer BBQ which will likely be held in the month of August. All of these events have food, entertainment, and kids’ activities for all in the HOA to enjoy. Attendees may also bring extended family (i.e., children, grandchildren, etc.) even if they do not live in the neighborhood.

  • 3. Where can I learn news and updates on the neighborhood?

    If you are on Facebook, the Rolling Ridge Farm HOA has a page where people post news, updates, lost pets, etc. Anyone who is a member of this page can post here. (Rolling Ridge Farm Homeowners Association, Inc.)

  • 4. When is the annual meeting and how will I learn about it?

    An annual meeting is held typically in November. The next meeting should be November 2018. You will receive a letter in the mail notifying you of the event details. Minutes are provided after the meeting via email to all on our list.

  • 5. I am selling my home. Do I need to contact anyone on the board?

    Prior to closing on your home, your realtor will need to contact the board to obtain a 6D certificate. This document is needed at the closing to show that your dues have been paid and are current at that time. While it is not mandatory for you personally to contact us, we certainly welcome notification. It allows us to remove you from our mailing list at that time if you wish to be removed.

  • 6. I do not have or have misplaced my pond keys. Can I get another one?

    Each household receives one pond key. Yes, we can provide replacement keys at a cost of $5, although we encourage you to keep track of these keys so unlawful access to the pond area does not occur. Please contact the BOARD.

  • 7. I am planning a wedding shower and would like to hold the event outside, but my yard is too small. Can we use the pond area?

    Yes! If you wish to have an event down at the pond/field area, this is allowed with prior email notification and approval of the Board (just to be sure someone else has not booked it for this time). Please see the form. Please note, however, that the pond area is open to anyone in the neighborhood and we are not able to close the area to other HOA members. The only caveat is that you leave the area as you found it. Please clean up any debris after the event. We do not have a service to provide clean-up of our common areas.

  • 8. I noticed a lot of trash down at the pond. Who should I notify?

    Clean up of the pond and common areas is the responsibility of all our community members. In an effort to maintain low annual fees, we do not pay a professional service to pick up garbage. This means that we all must rely on each other to be respectful of the property. If you notice vandalism or excessive amounts of trash, broken glass, or safety concerns, please notify the BOARD. Otherwise, please clean up after yourselves and pick up any pieces of trash you may encounter along the way. We have a neighborhood clean up event in the spring to start the season off well, and we encourage you and your families to participate if possible. Also, if you have children who need community service hours, please contact us about projects available to better our community.

  • Dues

    Payment of dues is on an annual basis when bills are provided to each home in April/May. Homes that do not pay dues on time will receive interest-added statements each month until dues are paid. Failure to pay dues results in restriction of the use of the pond and tennis courts. Unpaid dues are ultimately received via small claims court after notice to homeowners. We strive to make our dues affordable for all members of the neighborhood. Anyone who would like to discuss their overdue payments should contact the BOARD.
